Welcome! To yet another edition of my property spotlight.
As usual, now that the Hungry Ghost Festival is over, developers are starting to roll out their launches again.
In October 2023, there are two major launches to look out for.
Today I’ll cover the first one, and will share more about the second one in the near future.
Major Launch 1 - J’Den (Formerly Jcube)

J’den will be helmed by Capitaland, this redevelopment of JCube is the hottest talk of the town in 2023.
J’den’s a 368 units Mixed Used development
Jurong has tremendous transformation and development plans headed its way;
I.e. The upcoming Jurong Lake District is expected to provide 100,000 new jobs and 20,000 new homes by 2040 to 2050,
adding to 1 million residents already living in the western part of Singapore.

And just within the immediate vicinity of J’den are 3 huge plots of land, that will help to drive interest and growth to the area.
When purchasing a property for investment, it’s usually good to be aligned with government policies…
Letting them drive up the value of your property for you.
Some ways J’Den is aligned with our government’s policies:
- 1st Mixed Used Development in Jurong Region
- Directly Connected to Jurong East MRT interchange and shopping centres
- Will be linked to the upcoming Jurong East Integrated Transport Hub, comprising an air-conditioned bus interchange, a public library, a community club, and a sports centre among other commercial spaces





A lot of guesstimates for the launch price is around $2400 to $2600 psf for this Mixed-used development.
It speaks hugely about the confidence about the upcoming transformations in the West — that Jurong have tremendous growth potential in the very near future.
After analyzing over $200M worth of property investment transactions, this is my take:
While growth potential is tremendous here, and there’s plenty of land available for development here, this transformation will take time.
So if one‘s vision is for the longer term, and is a fan of the West, then J’den has a superior and strategic advantage.
Be prepared to hold longer term i.e. 15-25 years though.
